$1 million. The Denver Metro Association of Realtors (DMAR) starts its luxury tier at $1 million. In 2025, 5,567 metro homes sold for more than $1 million, at an average of $1.64 million. The top sale was $17 million.

What are the most expensive neighborhoods near Denver?

Cherry Hills Village leads the metro with a $3.3 million median sale price (Redfin, October 2025). Next come Kerr Gulch near Evergreen ($2.975 million), The Preserve in Greenwood Village ($2.6 million) and Cherry Creek North ($2.4 million).

When do I need a jumbo loan in Colorado?

When you borrow more than the 2026 conforming loan limit: $862,500 in the Denver metro counties, $879,750 in Boulder County and $1,209,750 in Eagle, Garfield, Pitkin and Summit Counties. What should I check before buying a mountain home?

Five things: the well and its permit, the septic system, wildfire risk and the cost to insure it, who plows the road in winter, and the county's short-term rental rules. If private insurers turn the home down, the Colorado FAIR Plan covers up to $750,000.
